Here is where you need to put a leash on your personal preferences if this is primarily an investment. You're not going to live in the house. Sure, you will use it a couple of weeks per year or so, but the rest of the time vacationers will hopefully occupy it. There is merit to the thought that the nicer the home, the more likely a visitor is to rent it again. But the law of diminishing returns comes into play here. Even if you plan to retire to the home in several years, expensive furnishings and upgrades will get excessive wear prior to the golden day. Why not make those upgrades just before you convert it to a permanent residence? You may even decide to sell the home and buy something different for retirement.

There are certain upgrades that do make sense. These are primarily ones that will increase the rental income and keep people coming back, such as adding a spa, extended deck, and heater to enhance the pool. You may also opt for a larger pool size. In order to avoid carpet and vinyl floor replacement in high traffic areas, tile on the ground level is a popular option for investors who plan to keep their home more than four years. Many investors avoid upgrades in furnishings, home color, cabinets, grades of carpet and tile, opting for the standard.

Homebuyers and visitors from the United Kingdom request that their swimming pools have a southern exposure in order to optimize their sunbathing opportunities. If your management company advertises in the U.K. market, you may find it necessary to pay additional money for a building lot with southern exposure, in order to maximize the booking potential.
